Wood floor sealing is the final, crucial step that protects your investment. At TB Elliott Flooring, every project is fitter-led from assessment to aftercare, using proven products and careful technique to deliver a durable, beautiful finish.

We visit to assess species, previous coatings, wear patterns and moisture levels. You’ll get clear guidance on the best system for your rooms (hardwax oil for a natural, repairable feel; lacquer for maximum surface durability), with sheen and colour options sample-tested in your light.

Great results start with clean, keyed timber. We lightly abrade to remove micro-scratches and contaminants, vacuum with HEPA extraction, and detail edges, radiators and thresholds. Minor gaps or dents are filled so the final coat lays flat and even.

We use trade-grade finishes and apply them to manufacturer specs: correct film builds, drying windows and inter-coat abrasion. Choose from matt to satin sheens; add tints for tone adjustment; or keep it “raw wood” natural with modern clear coats.

Sealed floors resist everyday spills, marks and abrasion. Oils penetrate for a warm, tactile look that’s spot-repairable; lacquers create a tough, wipe-clean surface ideal for family spaces. Either way, you’ll spend less time scrubbing and more time enjoying the room.

Hardwax/penetrating oils give a natural feel and are easy to spot-repair; lacquers offer the highest surface durability and ultra-simple cleaning. We’ll recommend based on traffic, pets, sheen preference and maintenance expectations.

Often, yes. If the existing coating is sound, we can abrade and re-coat to refresh sheen and protection. If the finish is failing or deeply scratched, a full sand may be the better long-term option – we’ll advise on survey.

Most rooms are prepped and sealed in a day. Light foot traffic is typically possible after several hours, with furniture carefully replaced the next day (protect feet with felt pads). Full cure for heavy use/rugs usually takes a few days; we’ll confirm exact timings.

Clear finishes can slightly warm or deepen tone; “raw” style clear coats keep a paler look. We can also add tints or stains for bolder colour changes. We always sample on your boards first so you know exactly what to expect.

Use felt pads, lift (don’t drag) furniture, sweep/vacuum regularly and clean with the recommended wood-safe cleaner – not steam. Maintain stable humidity and book periodic maintenance coats (oil or lacquer, as appropriate) to keep protection at its best.
