We begin with a home visit to assess species, previous finishes, board condition and moisture levels. You’ll get practical guidance on what’s achievable, how many sandings your floor has left (especially for engineered), and which finish suits traffic and light levels.

Our professional machines connect to high-efficiency extraction for a noticeably cleaner process. Progressive grits flatten the floor, remove old coatings and refine the surface right into corners and edges, ready for a perfect finish.

Where needed, we replace loose boards, secure fixings and fill gaps (resin/binder or timber slivers) to reduce draughts and creaks. Thresholds and edge trims are refitted neatly for a tailored, uniform look.

Choose hardwax oils for a natural, repairable feel, or lacquers (matt/satin) for extra surface durability. Prefer a different tone? We can add stains/tints to warm, cool or deepen the colour before sealing – all with manufacturer-approved systems.

We use on-tool dust extraction and tidy down daily, so disruption is minimal. You may notice a light residue, but nothing like old-fashioned sanding. We’ll advise access plans while finishes cure.

Hardwax oil gives a natural look and is spot-repairable; lacquer offers strong surface protection with low maintenance. We’ll recommend based on room traffic, pets, sheen preference and cleaning routine.

Yes. We can stain or tint before sealing to achieve greys, deeper oaks, warmer ambers and more. We always sample test on your boards so you can approve the tone in your lighting.

Most rooms take 1-2 days depending on size, repairs and finish type. Oils typically allow cautious walk-on the next day; lacquers can be quicker to touch-dry but need full cure before heavy use or rugs. We’ll give you exact timings in your quote.
