Floor Screeding

Floor Screeding

Floor screeding creates the smooth, level base your new flooring needs to look perfect and perform for years. By installing a precision screed layer over concrete, insulation or underfloor heating, we correct levels, encapsulate services and deliver a stable, even surface ready for wood, LVT/Amtico, vinyl or carpet.

Smooth, Level Floor Screeding:

The result is a flat, dry, durable screed that meets the installation tolerances your chosen floor covering demands – preventing hollow spots, ridges, gaps and premature wear.

Covering South East London:

We provide professional floor screeding across South East London, including Petts Wood, Bromley, Beckenham, Chislehurst, Orpington, West Wickham, Dulwich, Greenwich, Sidcup and Blackheath. If you’re nearby, we’ll arrange a free home/site visit and a clear, itemised quotation.

Professional Floor Screeding

A high-quality screed is the foundation of a flawless finish. At TB Elliott Flooring, we combine technical know-how with old-school standards: clear specifications, the right products for your site, and meticulous workmanship that protects your investment.

We begin with a detailed assessment: moisture readings, level and flatness checks, substrate identification and movement risk. You’ll receive a plain-English plan and itemised quote covering screed type, thickness, curing and the timeline to floor installation.

Every project is different. We install traditional sand/cement for robust, versatile builds; liquid/flow screeds for rapid, high-flatness coverage; fibre-reinforced mixes to control shrinkage; and fast-dry/polymer-modified systems where time is tight.

Adhesion and stability rely on preparation. We remove laitance, grind contaminants, vacuum thoroughly and apply compatible primers. Where moisture is present or a DPM is missing, we install a surface damp-proof membrane to protect timber and resilient floors.

For UFH, we set cover depths, respect movement joints and follow commissioning protocols. The screed fully encapsulates the pipework for even heat transfer – safeguarding your new floor from thermal movement issues.

We target the flatness your flooring requires, then manage curing, moisture testing and laitance removal (on calcium sulphate flow screeds) so the surface is truly ready to receive primers, adhesives and your chosen floor covering.

Floor Screeding FAQs

Thinking about floor screeding? Here are the questions we’re asked most – with straightforward, fitter-led answers.

Screeding installs a new structural or build-up layer (often 25-75mm+) to achieve levels or encapsulate UFH. Levelling/smoothing uses thinner compounds to refine flatness before flooring. Many projects need both; we’ll specify exactly what’s required.

It depends on type, thickness and site conditions. Fast-dry systems can be ready to floor in days; traditional sand/cement typically needs longer. We moisture-test before proceeding to ensure your floor goes down at the right time.

Yes. We specialise in UFH screeds, setting correct cover depths, using compatible mixes and following heat-up/commissioning protocols. This ensures even heat distribution and protects the finished floor.

If moisture readings are high or the slab lacks an effective DPM, we’ll install a surface DPM with compatible primers/adhesives. This prevents future failures like cupping, gapping or debonding of the floor covering.

Absolutely. We manage surface prep, primers and, for calcium sulphate (anhydrite) flow screeds, laitance removal by mechanical abrasion. This creates a sound, bond-ready surface for adhesives and finishes.
